
General Terms and Conditions
Vakantieboerderij De Ruimte
Article 1. Definitions

Landlord: Vakantieboerderij De Ruimte, located at Diepvennendijk 1, 6035 SL Ospel, the Netherlands, registered with the Dutch Chamber of Commerce (Kamer van Koophandel) under number 97317330.

Tenant: the natural person or legal entity entering into an agreement with the Landlord concerning a temporary stay at the accommodation.

Accommodation: the group accommodation of Vakantieboerderij De Ruimte, suitable for a maximum of 8 persons.

Agreement: any reservation or booking between the Landlord and the Tenant.
Article 2. Applicability

These General Terms and Conditions apply to all quotations, reservations, bookings and agreements with Vakantieboerderij De Ruimte.

Deviations from these terms are only valid if agreed upon in writing.

By making a reservation, the Tenant declares that they agree to these General Terms and Conditions.
Article 3. Reservation and Formation of the Agreement

An agreement is concluded once the Landlord has confirmed the reservation in writing or by email.

The Landlord reserves the right to refuse a reservation without giving a reason.
-
The main booker must be at least 18 years old and is responsible for all accompanying guests.
Article 4. Payment
-
Payment must be made in accordance with the terms stated when booking through the own website, Natuurhuisje or Airbnb.

The Landlord is entitled to require a deposit.
-
The security deposit is €250 per stay.
-
The deposit will be refunded within 14 days after departure, provided that:
-
the accommodation has been left in good condition;
-
no damage has been found;
-
no inventory is missing;
-
the house rules have been observed.

Any damage, additional cleaning costs or violations may be deducted from the deposit.
Article 5. Cancellation

Reservations made through Airbnb or Natuurhuisje are also subject to the cancellation policies of the relevant platform.

For direct bookings, the following cancellation policy applies:
-
cancellation up to 30 days before arrival: free of charge;
-
cancellation between 30 and 14 days before arrival: 50% of the total amount;
-
cancellation within 14 days before arrival: 100% of the total amount.

No refund will be given in the event of early departure.
Article 6. Stay and Use of the Accommodation

The accommodation may only be used for recreational purposes.

The following are not permitted:
-
organising parties or events without prior permission;
-
causing nuisance or disturbance;
-
accommodating more people than agreed;
-
subletting the accommodation to third parties.

Pets are not allowed.
-
Smoking is only permitted outdoors.
-
The Tenant must treat the accommodation, inventory and surrounding area with due care.
Article 7. Arrival and Departure
-
Check-in is possible from 15:00.
-
Check-out must take place no later than 10:00.
-
In the event of a late check-out without prior agreement, an additional fee may be charged.
Article 8. Liability
-
Staying on the premises and in the accommodation is entirely at the Tenant's own risk.

The Landlord is not liable for:
-
loss, theft or damage to personal belongings;
-
injury occurring during the stay;
-
malfunctions, temporary unavailability of facilities or force majeure.

The Tenant is liable for all damage caused by themselves, accompanying guests or visitors.

Any damage must be reported to the Landlord immediately.
Article 9. Force Majeure

Force majeure means any circumstance beyond the control of the Landlord that makes it unreasonable to require fulfilment of the agreement.

In the event of force majeure, the Landlord is entitled to cancel or modify the reservation without being obliged to pay any additional compensation.
Article 10. Complaints

Any complaints must be reported to the Landlord as soon as possible during the stay, so that an appropriate solution can be sought.

If a complaint is submitted after the stay, it must be made in writing and with reasons within 7 days after departure.
Article 11. Applicable Law
-
All agreements and these General Terms and Conditions are exclusively governed by Dutch law.

Disputes arising from these terms and conditions shall be submitted to the competent court in the Netherlands.

These General Terms and Conditions have been translated from Dutch. The translated version is provided for information purposes only. In the event of any discrepancy or ambiguity between the Dutch and translated versions, the Dutch version shall prevail and shall be legally binding.
